1. How long does it take to obtain a ValueTenant Report?

Your ValueTenant report will be forwarded to your email address within a few hours if you apply during normal working hours. If you apply during evenings, bank holidays or week-ends, you may experience a delayed response until the next working day.


2. What personal information is required to obtain a ValueTenant report?

The minimum information required is the applicant's title, first name, surname, present UK address and date of birth, banking and employment details. In order to improve the rating quality, it is recommended that your prospective tenant should fill-in all additional information requested.

Your prospective tenant should also read and sign the authorization paragraph at the end of the ValueTenant application form which gives consent to share personal data with You, Us and the Credit Reference Agencies.

Failure to obtain your prospective tenant's consent to process their personal data may result in prosecution. Therefore, you should not process any personal data through this web site unless the candidate has signed the consent form.


3. Why should I obtain a tenancy rating report for a prospective tenant?

In the majority of cases you can prevent letting problems by carrying out the necessary Identity, credit rating and affordability checks before making an offer to a prospective tenant. ValueTenant provides a rapid and effective method to pre-select candidates.


4. Does ValueTenant give me an indication whether to make an tenancy offer to a candidate?

ValueTenant is a means of providing tenancy assessment through electronic verification. You should not rely on ValueTenant as the single source of any decision to make an offer. ValueTenant should be used as a preliminary step in obtaining the full picture of a candidate's profile including employement, character and banking references and/or a guarantor.


5. How long is my ValueTenant report valid for?

ValueTenant reports are valid for 90 days from the date the report is created.


6. I cannot find one ore more of my candidate's current or previous addresses when I apply.

LetMeDo uses the most recent address database published by Royal Mail. In a very small number of cases, your candidate may be providing an address line and postcode which the Royal Mail has changed. It is normally possible to obtain the new address as recorded by Royal Mail. This can be obtained by contacting Royal Mail or by visiting their website.


7. Can ValueTenant be used to verify foreign addresses?

ValueTenant can only be used for candidates that are currently resident in the UK. Regretfully, we cannot certifiy candidates with a foreign address. If you are currently resident abroad, you may contact companies that specialise in international and credit references.


9. My candidate has achieved a low rating, what should I do?

There are a variety of causes for a low rating, including inability to trace the candidate, poor rent to income ratios or a low credit rating. When a candidate achieves a low score, you should seek further proof of income, affordability and require a guarantor with a good ValueTenant Rating.


10. What is my responsibilty as a Landlord to safeguard a prospective tenant's personal data?

Your prospective candidate's or tenant's personal data is protected under the Data Protection Act. You should process their personal data diligently and according to the guidelines provided by the Information Commissioner. You should only process the data for the purpose of renting a property and not to keep the information for longer than necessary. Furthermore, you should keep the information secure and dispose it safely.
