IDTenant FAQ for Landlrods

IDTenant FAQ

1. How long does it take to Certify a candidate's identity with IDTenant?

Your IDTenant report will be forwarded to your email address within a few hours if you apply during normal working hours. If you apply during evenings, bank holidays or week-ends, you may experience a delayed response until the next working day.

2. What personal information is required to obtain an IDTenant report?

The minimum information required is the applicant's title, first name, surname, present UK address and date of birth. In order to improve the rating quality, it is recommended that your prospective tenant should fill-in all additional information requested.

Your prospective tenant should also read and sign the authorization paragraph at the end of the IDTenant application form which gives consent to share personal data with You, Us and the Credit Reference Agencies.

Failure to obtain your prospective tenant's consent to process their personal data may result in prosecution. Therefore, you should not process any personal data through this web site unless the candidate has signed the consent form.

3. Why should I certify the identity of a prospective tenant?

Certifying the identity of a prospective tenant is generally carried out by Professional Landlords as a precautionary measure. An Identity check carried out before a tenancy offer iis made, can reveal adverse information held about the candidate such as County Court Judgements. Financial Institutions use this procedure to comply with money laundering regulations and generally to prevent identity theft. Carrying out this procedure upfront gives you the peace of mind that you have established the identity of your tenant. Should there be any problems in the future, you will have a greater chance to recover any debt.

4. Does IDTenant give me an indication whether to make an tenancy offer to a candidate?

IDTenant is a means of providing identification through electronic verification. You should not rely on IDTenant as the single source of any decision to make an offer. IDTenant should be used as a preliminary step in obtaining the full picture of a candidate's profile including credit, employment and banking references.

5. How long is my IDTenant report valid for?

IDTenant reports are valid for 90 days from the date the report is created.

6. I cannot find one ore more of my candidate's current or previous addresses when I apply.

LetMeDo uses the most recent address database published by Royal Mail. In a very small number of cases, your candidate may be providing an address line and postcode which the Royal Mail has changed. It is normally possible to obtain the new address as recorded by Royal Mail. This can be obtained by contacting Royal Mail or by visiting their website.

7. Can IDTenant be used to verify foreign addresses?

IDTenant can only be used for candidates that are currently resident in the UK. Regretfully, we cannot certifiy candidates with a foreign address. If you are currently resident abroad, you may contact companies that specialise in international and credit references.

9. My candidate has achieved a low rating, what should I do?

In most cases a low rating simply means that your candidate has to provide further proof of Identity. Depending on the rating your candidate has achieved, you should be able to specify what further proof of address and identity is required from information provided int the IDTenant report.

10. What is my responsibilty as a Landlord to safeguard a prospective tenant's personal data?

Your prospective candidate's or tenant's personal data is protected under the Data Protection Act. You should process their personal data diligently and according to the guidelines provided by the Information Commissioner. You should only process the data for the purpose of renting a property and not to keep the information for longer than necessary. Furthermore, you should keep the information secure and dispose it safely.
